TERMS & CONDITIONS
All bookings must be made in writing on the attached form and are subject to
the following terms and conditions:
A provisional booking date may be made by telephone or e-mail. It will be held for 7days
pending receipt of a complete booking form and the appropriate deposit or payment.
A booking deposit of £200 per week is required with the completed booking form. The
booking will be confirmed in writing within 7 days of receiving your completed booking
form and deposit. Once the booking has been confirmed, the deposit is non-refundable.
The deposit will be deducted from the full rental amount due.
10 weeks prior to your rental dates, an invoice will be sent to you indicating the balance
due. Payment of this balance is required no later than 8 weeks prior to the first booked
rental date. If no payment has been received by this time, we reserve the right to cancel
the booking and the deposit will be lost.
The access to the property together with the address and directions will be sent to the
client upon receipt of the final balance monies In the event of the client cancelling the
booking the following charges will normally apply:
6-8 weeks prior to the first rental date - 50% of base rental charge
4-6 weeks prior to the first rental date - 75% of base rental charge
Less than 4 weeks prior to rental - 90% of base rental charge
All cancellations must be made in writing. We will make every effort to assist in altering
dates to suit.
It is a condition of any booking that the client and all members of his/her party are
covered by adequate Holiday Insurance.Neither the owner of the rental property nor
servants or agents will be liable for loss or damage arising in connection with any matters
outside of our reasonable control. Such matters include, but are not limited to: Acts of
God, Strikes, Riots/Political unrest, War, industrial disputes, failure of Public services.
Furthermore, neither the owners nor servants or agents will accept liability for injury
howsoever caused to the client, any member of his/her party or visitors to the property
All clients are specifically required to supervise children Bookings will not be accepted
from groups of single people under the age of 25 or all male or female parties comprising
of more than three people.
By special arrangement, well-behaved pets are allowed at an extra charge of £20 per
week per pet a maximum of two pets only
Clients may check into the property after 4pm on the day of arrival. The property must be
vacated by 10am on the day of departure, unless otherwise arranged and agreed on the
booking confirmation or by separate letter.
Only the persons named on the booking form are authorised to use the property. We
reserve the right to evict any person unauthorised to stay in the property. There is NO
SMOKING in the property.Any barbequ or cookers for outside use are expressly
forbidden anywhere near the wooden decked areas.
All descriptions given in our brochure and any literature are made in good faith, but no
liability can be accepted for errors or omissions.
Should you experience any problems whatsoever with the home during your stay, please
contact our agent who will do their best to assist and rectify the matter as soon as is
practically possible. Should a problem remain unresolved you are asked to notify us in
writing within 7 days of your return. No action can be taken or liability accepted for any
complaints received after this period.
Circumstances beyond the control of the Owner
Except where otherwise expressly stated in these Conditions,the owner not be liable
jointly or individually,for any changes,cancellations,effect on your holiday,loss or damage
suffered by you or for any failure by the owner to perform or properly perform any of
their respective obligations to you which is due to any event(s) beyond the reasonable
control or the owner,by way of example ,force the owner includes fire,flood ,exceptional
weather conditions,epidemics,destruction or damage of the property by any cause(other
than negligence of the owner)and all similar situations.In appropriate cases (for example
where your booking has been cancelled before departure)the owner will,however refund
to you all monies paid to the owner by you for your booking.
No compensation, expenses, costs or other sum of any description (including without
limitation the cost of securing an alternative property/accommodation) will be payable in
such circumstances by the owner to you.
The owner shall have no liability for any death or personal injury unless, in the case of
the owner this results from the negligence of the owner or its employees (providing they
were at the time acting in the course of their employment of the owner (providing they
were at the time acting in the course of their employment)
You must take all necessary steps to safeguard your personal property.No liability is
accepted by the owner in respect of damage to ,or loss of such personal property
except, in the case of the owner,where the damage or loss is caused by the negligence
of the owner or that of any employee of the owner (providing they were at the time acting
in the cause of their employment)or,in the case of the owner where the damage or loss is
caused by the negligence of the owner or their employees (providing they were at the
time acting in the course of their employment)
The contract made will be governed by, and shall be interpreted in accordance with,
English law.
